Insurance Review
Storm damage and claim decisions, plus a review of the maintenance your policy requires.
TruPoint reviews the board's insurance from the building side. Before a claim, we go through the maintenance the master policy requires and build the record that shows it was done. After a storm, we document the damage on the board's side, separated from wear, in a report the board's adjuster and attorney can work from.
The maintenance your policy requires
Many master policies carry maintenance conditions: roofs, gutters, sealants, and drainage kept up and inspected, and the maintenance written down. When a claim comes, be ready with a full record of the maintenance done; it may bear on the adjustment.
- We go through the policy's maintenance conditions with the board and turn them into a schedule for each building.
- An inspection schedule set with the board, so the record is there when it is needed.
- Inspections before storm season and after the event, on the board's side, building by building.
- A dated photo record of the condition and the maintenance done, kept in the board's file.
After a storm: the Storm Damage Report
- The damage documented, building by building, and separated from wear and deferred maintenance.
- The photo record, dated and location referenced.
- The storm data for the date in question.
- A report written for the board's adjuster and attorney.
- A plan to recover the full loss, carried through to a finished project.
Who it is for
- Boards renewing a master policy and wanting to know what it asks of the buildings.
- Boards facing a claim, or deciding whether to file one.
- Boards with a master policy deductible to think about.
- Boards holding a storm contractor's estimate and wanting a second read before they sign.
After a storm, what to do first
- Protect people and property: tarps, boarding, water shut off. What counts as an emergency repair under SF 1750.
- Photograph everything before the tarps go on, and keep the emergency invoices in their own pile.
- Sign nothing a door-knocking contractor puts in front of you. Why the free inspection isn't free.
