For managers
We pull the project work off your shoulders, reinforcing your relationship with the board and community.
Managers run communities. The handful of capital decisions a year are the heavy lift: the plan, the scope, the bid, and the oversight, on top of everything else the week already holds. TruPoint carries that lift while the manager stays the hub and the board keeps one point of contact. The board sees its manager bring in a process built for the three-bid rule taking effect January 1, 2027, the project runs clean, and your relationship with the board and the community comes out stronger.
Three ways to work with us
Per project
A board has a big project coming. The company brings TruPoint in for the scope, the bid, the oversight, or all three, each one scoped and priced.
Inside the company's own program
A management company may fold what TruPoint does into its own program and offer it to its boards as part of what the company provides. Your boards get the plan, the scope, the bid, and the oversight, and your team gets the hours back.
A read on a property
An Action Plan or a Storm Damage Report on any property in your portfolio: the condition, the timing, the budget, and the options, in writing, so your team has the tools and the knowledge to make the best decisions for the property. Call to discuss.
What the manager gets
- An easier project, with the bid mechanics and the documentation run by someone with no bid in the envelope.
- A board that sees its manager brought in a process built for the three-bid rule taking effect January 1, 2027.
- A stronger relationship with the board and the community: the project ran clean, the owners were kept informed, and the file is in order for the next board.
Tools and knowledge for your properties
- An Action Plan or a Storm Damage Report on any property you manage, so your team advises the board from the facts.
- Every component's condition, when it is due, and a budget figure, in a report your team and the board can act on.
- Call to discuss: 612-440-8660.
Manager questions
Does TruPoint replace the manager?
Managers run communities. TruPoint carries the construction lift on the handful of capital decisions a year: the plan, the scope, the bid, and the oversight. The manager stays the hub, and the board keeps one point of contact.
How is the fee set?
Scope and bidding are quoted after the free review, and so is Project Oversight. The fee is the same whichever contractor wins. Where the management agreement already carries a project fee, the board sees both fees side by side.
Do you mandate that we use certain contractors?
The board controls the bidder list. TruPoint runs the bid on the bidders the board and its manager choose, and the board hears about every relationship we have with a bidder before the bids open.
Can a management company put TruPoint's work inside its own program?
Yes. The company coordinates, and the board knows the relationship between the company and TruPoint.
Can we get a read on one of our properties?
Yes. An Action Plan or a Storm Damage Report on a property gives your team the condition, the timing, the budget, and the options, in writing, so you can advise the board with confidence. Call to discuss.
Let's talk to see how TruPoint can assist you and your communities.
Send us what the board is facing, or book a time on the calendar. Managers send this for their boards every week.
