An Action Plan is a dated report on every component of the property, built from an exterior walk of every building: the condition today, when the item is due, and a budget figure, with the top three items worked into repair or replace options with cost ranges. A report the next board and the next manager can pick up cold, and one a maintenance or construction vendor can use for clear direction to best serve you.
For the whole community: $2,000 under 50 units, $2,750 for 50 to 150, $3,750 over 150. For one component: $195 an hour with a cap the board approves first.
Reserve Study Plus builds the Action Plan and the Reserve Study from one site walk, about 15 percent off buying both. Think of it as a super-sized reserve study.
